New Price Buffalo Shores Home Grove OK on Grand Lake

We have a great new list price on a traditional all brick home in the Grove, OK subdivision of Buffalo Shores North. This home has an end of the cove 40′ waterfront on Grand Lake to enjoy also. The lot is over 2 acres with many mature trees. It is like your own private park, so pretty, private, and you can enjoy birds, deer, squirrels, fox, and other wildlife from the last wood deck that is accessed from the master bedroom, great room, and one guest room or home office.

This home is 4 bedroom with 3 baths, has a fireplace and many bookshelves in the great room with the view of the huge backyard. It has a side entry to a large 2 car garage. The home is of timeless design and in good condition. Present owners have moved for new job and desire a quick sale. They made the mistake many do of pricing too high at $295,000 originally and it has not sold. Price has been reduced over time to $274,000 then $254,000, which is what present owners paid a couple of years ago at the peak of the market. Today it is priced at $239,000, under the market but owners are tired of two house payments since they have bought at their new city. Their loss can be your gain.

Grove is a quaint small city with a brand new Integris Grove Hospital that just opened January 2010. It has many nice civic clubs and churches to enjoy. The people welcome with open arms new residents and will let you get as little or as much involved in clubs and churches as you wish. Grove is an excellent city to raise a family in or as a retirment community to enjoy. Grand Lake offers all water sports, great fishing, and pure enjoyment. You cannot go wrong with a home in Grove, OK on the shores of Grand Lake.

Stats In-RE/MAX Grand Lake Continues Market Leader on Grand Lake

remax-logos-001The stats for 2009 are in and once again RE/MAX Grand Lake is the leader in the Grand Lake Market in sales. RE/MAX Grand Lake had 31,010,085 dollars in sales. The next closest office sold 23,511,644 dollars in sales. Average sales per agent were higher at RE/MAX Grand Lake also. The average was 2.4 million per agent with the next closest office average at 1.67 million dollars. Other office averages were 1.45 million, 1.33 million, 1.38 million, 1.05 million, .99 million and .715 million per agent.

When you are thinking of buying or selling why not use the most professional people available. The RE/MAX way of doing business in which agents pay office rent and expenses in return for a larger share of the commission pie brings the truly professional, full time, and most knowledgeable agents to the RE/MAX office.

If you are selling you certainly want the one selling your home to be dedicated to the job and the most professional at what he or she does. You want results. In a slower market we have all faced, it takes the knowledge and professional edge to get your property sold. It is not about who your nephew’s friend selling real estate is or your cousin selling on the side while working at another job fulltime. You want the professional fulltime realtor, a RE/MAX realtor.

If you are buying, you also want someone who devotes his or her working hours fulltime to assist you in finding just the right property to fit your needs and desires. It isn’t throwing darts to find your place, it takes knowledge and hard work to find just the right place.

We hope you will consider all the above when buying or selling in the Grove, OK and Grand Lake area. For twice the fulltime service call the Grand Lake Team at RE/MAX Grand Lake–Aaron Hughes and Joe Neill. Aaron and Joe work with retirees wanting a fulltime lake home, second home buyers wanting a weekend waterfront home, or someone nearing retirement who wants a weekend home on the golf course with a boat slip to be ready in 2-5 years to be a fulltime Grand Laker enjoying the lake and golf lifestyle. Aaron and Joe know the entire lake area, the Grand Lake MLS listings, and know how to find that extra special place for you when buying or how to go the extra miles to get your place sold when that is the goal.

Contact Aaron at 918 801-5645 or aaronhughes@remax.net or for Joe call 918 640-3300 or jneill@remax.net We hope to hear from you soon.

Grand Lake Living

Start your new year out right with the below handbook of 2010 and every day of the rest of your life. I had this sent to me today and wanted to share with everyone. I call it the code to Grand Lake Living.

HANDBOOK 2010 Health:
1.       Drink plenty of water.
2.       Eat breakfast like a king, lunch like a prince and dinner like a beggar.
3.       Eat more foods that grow on trees and plants and eat less food that is manufactured in plants..
4.       Live with the 3 E’s — Energy, Enthusiasm and Empathy
5.       Make time to pray.
6.       Play more games
7.       Read more books than you did in 2009 .
8.       Sit in silence for at least 10 minutes each day
9.       Sleep for 7 hours.

10.     Take a 10-30 minutes walk daily. And while you walk, smile.
Personality:
11.    Don’t compare your life to others. You have no idea what their journey is all about.
12.    Don’t have negative thoughts or things you cannot control. Instead invest your energy in the positive present
        moment.
13.    Don’t over do. Keep your limits.
14.    Don’t take yourself so seriously. No one else does.
15.    Don’t waste your precious energy on gossip.
16.    Dream more while you are awake
17.    Envy is a waste of time. You already have all you need..
18.    Forget issues of the past. Don’t remind your partner with His/her mistakes of the past. That will ruin your present
        happiness.

19.   Life is too short to waste time hating anyone. Don’t hate others.
20.   Make peace with your past so it won’t spoil the present.
21    No one is in charge of your happiness except you.
22.   Realize that life is a school and you are here to learn. Problems are simply part of the curriculum that appear and         fade away like algebra class but the lessons you learn will last a lifetime.
23.   Smile and laugh more.
24.   You don’t have to win every argument.. Agree to disagree
Society:
25.    Call your family often.
26.    Each day give something good to others.
27.    Forgive everyone for everything..
28.    Spend time w/ people over the age of 70 & under the age of  6.
29.    Try to make at least three people smile each day.
30.    What other people think of you is none of your business.
31.    Your job won’t take care of you when you are sick. Your friends will. Stay in touch.

Life:
32.    Do the right thing!
33.    Get rid of anything that isn’t useful, beautiful or joyful.
34.    However good or bad a situation is, it will change..
35.    No matter how you feel, get up dress up and show up..
36.    The best is yet to come..
37.    When you awake alive in the morning, be thankful for it.

38.    Your Inner Most is always happy.  So, be happy.

Is Now The Time To Buy A Home on Grand Lake or Grove, OK

Many recent indicators would make one think that now could be the time to buy a retirement home on Grand Lake or Grove, OK, a popular retirement area in NE Oklahoma. On December 29, 2009 the Case Shiller home report showed the national home price in the index up slightly for the month of October. The report showed national prices still a little over 7% lower than October of 2008. The low price in the index came last May and is up 3.4% from that low nation wide. Nation wide home prices are still 30% below the peak in 2006 but we all know much of this damage was in Califorinia, Nevada, and Florida were prices since 2004 had skyrocketed often up 30% or more in one year. Looking back, anyone who has looked at any market would have to know housing prices could not sustain this kind of runup in pricing in one year.

The Grove, OK/Grand Lake area has seen steady but slow price increases over past years and been flat since late 2006. Since the prices did not skyrocket up they will not go down drasticly either. With national home prices starting to recover and our national ecomony upticking slowly we look for 2010 to see modest growth in home sales in the Grand Lake area and Grove, OK the largest city on the lake.

Another reason to think buying now if you will be financing your home is interest rates. Nearly all economist seem to agree that interest rates will go up in 2010 and home loan rates could very easily go from 5% now to 6%+ during 2010.

My last reason is timing historically to get a best buy and that time in lake country is winter. You will always find a better deal during the off season.

Bottom line if you are thinking retirement, I would not put off buying that home whether it be a golf course home at Patricia Island Estates or The Coves or a waterfront home in one of the many fine areas around the lake or a residential home in Grove close to the new 58 million dollar hospital and post office in the Littlegate Addition. There are many great choices for that retirement home with prices starting just under $100,000 and going up.

The Grand Lake Team of Aaron Hughes and Joe Neill at RE/MAX Grand Lake would appreciate the opportunity to be your realtor whether looking for a retirement home or second home at the lake. For Aaron call 918 801-5645 or aaronhughes@remax.net or for Joe call 918 640-3300 or jneill@remax.net We know the area and can make your search more inclusive, less stressful, and fun. We hope to hear from you soon.
