The National Association of Realtors just released the following statement regarding national real estate trends. Please read their statement.

Pending Home Sales Rise, Wider Gains Expected Some improvement is projected for existing-home sales in the months ahead, with broader gains seen by the fourth quarter as buyers take advantage of new provisions provided through the recently passed housing stimulus bill, NAR says.The association’s forward-looking pending home sales index in June rose 5.3 percent to 89.0 from a downwardly revised reading of 84.5 in May, but remains 12.3 percent below June 2007 when it stood at 101.4. "The rise in pending home sales was broad-based with all four regions showing gains," says NAR Chief Economist Lawrence Yun. "This is welcome news because a rise in contract activity is necessary for an overall housing recovery.

Now back to my comments, Oklahoma real estate is off the record pace of the past three years but sales prices are steady and volume of sales is not off very much. Seems like all we hear in the news, is the bad news no matter the topic. The same is true for real estate. The real estate market on Grand Lake in Northeast Oklahoma is not robost in all areas but prices are steady and homes are selling. Time on the market varies to type of property and if priced on the market or priced to catch someone uninformed. Over the Memorial Day holiday a few weeks ago we sold a home that was on the market four hours. It was nice and priced just under $500,000 for a Brighton Bay home on Monkey Island. Two weeks ago we sold a waterfront home in the $235,000 price range in less than two weeks time on market. It was also on Monkey Island. This week we sold a $100,000 fishing cabin right in Grove but on the water in ten days time.

The past two weeks we have also sold two waterfront homes. One just south of Patricia Island was a new beautiful waterfront home priced just under $700,000. The other home was in The Coves on Duck Creek, a really nice gated community with golf course. This home, priced alittle under a million dollars is right on the water at the mouth of Duck Creek.

We just had a great 3 day run of the July 4th holiday. The weather on Grand Lake was terrific, people came, and a great time was had. The Duck Creek fireworks were awesum and the Point Marin fireworks on Monkey Island were also enjoyed by many. Boaters enjoyed the waters of Grand Lake. All in all things could not have been much better.

Real estate markets are local, we hear all the time but many times we forget. Currently we hear of all the bad housing markets in California, Nevada, or Florida and think the housing market is bad everywhere. We forget these areas doubled in price and with a 30% decline, home values in these areas are still much higher than 2004 prices. The markets in these areas simply got carried away and now they are saddly paying the price.
