remax-logos-001The stats for 2009 are in and once again RE/MAX Grand Lake is the leader in the Grand Lake Market in sales. RE/MAX Grand Lake had 31,010,085 dollars in sales. The next closest office sold 23,511,644 dollars in sales. Average sales per agent were higher at RE/MAX Grand Lake also. The average was 2.4 million per agent with the next closest office average at 1.67 million dollars. Other office averages were 1.45 million, 1.33 million, 1.38 million, 1.05 million, .99 million and .715 million per agent.

Grand Lake Living

Start your new year out right with the below handbook of 2010 and every day of the rest of your life. I had this sent to me today and wanted to share with everyone. I call it the code to Grand Lake Living.

HANDBOOK 2010 Health:
1.       Drink plenty of water.
2.       Eat breakfast like a king, lunch like a prince and dinner like a beggar.
3.       Eat more foods that grow on trees and plants and eat less food that is manufactured in plants..
4.       Live with the 3 E’s — Energy, Enthusiasm and Empathy
5.       Make time to pray.
6.       Play more games
7.       Read more books than you did in 2009 .
8.       Sit in silence for at least 10 minutes each day
9.       Sleep for 7 hours.

10.     Take a 10-30 minutes walk daily. And while you walk, smile.
Personality:
11.    Don’t compare your life to others. You have no idea what their journey is all about.
12.    Don’t have negative thoughts or things you cannot control. Instead invest your energy in the positive present
        moment.
13.    Don’t over do. Keep your limits.

Is Now The Time To Buy A Home on Grand Lake or Grove, OK

Many recent indicators would make one think that now could be the time to buy a retirement home on Grand Lake or Grove, OK, a popular retirement area in NE Oklahoma. On December 29, 2009 the Case Shiller home report showed the national home price in the index up slightly for the month of October. The report showed national prices still a little over 7% lower than October of 2008. The low price in the index came last May and is up 3.4% from that low nation wide. Nation wide home prices are still 30% below the peak in 2006 but we all know much of this damage was in Califorinia, Nevada, and Florida were prices since 2004 had skyrocketed often up 30% or more in one year. Looking back, anyone who has looked at any market would have to know housing prices could not sustain this kind of runup in pricing in one year.

The Grove, OK/Grand Lake area has seen steady but slow price increases over past years and been flat since late 2006. Since the prices did not skyrocket up they will not go down drasticly either. With national home prices starting to recover and our national ecomony upticking slowly we look for 2010 to see modest growth in home sales in the Grand Lake area and Grove, OK the largest city on the lake.

Another reason to think buying now if you will be financing your home is interest rates. Nearly all economist seem to agree that interest rates will go up in 2010 and home loan rates could very easily go from 5% now to 6%+ during 2010.

My last reason is timing historically to get a best buy and that time in lake country is winter. You will always find a better deal during the off season.

Bottom line if you are thinking retirement, I would not put off buying that home whether it be a golf course home at Patricia Island Estates or The Coves or a waterfront home in one of the many fine areas around the lake or a residential home in Grove close to the new 58 million dollar hospital and post office in the Littlegate Addition. There are many great choices for that retirement home with prices starting just under $100,000 and going up.

Merry Christmas 2009 from Grand Lake in NE Oklahoma. Our country has had many challenges this year and I am sure we will continue to struggle in certain areas next year. However, we still have the best nation on earth and the highest standard of living. We have survived the worst of this great recession. For those who have lost homes or businesses it has been tragic and my heart goes out to them. We must note that in our great nation people come back from adversity year after year and if you have been hard hit you can too.

For those who have avoided the worst of the recession, do not feel bad spending money prudently and enjoying life. Our economy needs dollars flowing to provide jobs for the unemployed.

We should give thanks for the blessings we have even if we have fewer blessings than in the past. We will come back better than ever in due time. Enjoy our most treasured assets, family and friends, for they are our true strength.

Remember, Christ is the reason for the season. If we put Christ first in our life, He will be there for us in good and bad times. Yes, we still will be tested but not beyond what we can stand. Give a thought to starting your New Year’s resolutions with putting Christ first in our lives. We will be blessed for it.

Grand Lake Real Estate

Today’s Tulsa World, 12-11-09, had another article on residential real estate market in our country. It quoted Local Market Monitor, a real estate service based in Cary, NC. They put the Tulsa housing market in the top 19 metro areas of the nation for best performing real estate markets. Oklahoma City, Wichita, and Dallas were also mentioned. The article also states a quote from a local realtor who echos what we have been saying for months. The quote said we never saw the huge price increase in homes so there is nothing to bust. Home prices could fluctuate up and down by 1% over near term.

Worst performing cities named in article are Las Vegas, Orlando, Miami, Florida, Portland, Oregon, and Phoenix. These are the same cities listed in past articles as having the most housing problems.

The midwest area as stated above with Tulsa, Oklahome City, Dallas, and Wichita have the most stable prices of homes in the nation. The Grand Lake area follows this same trend with stable home prices. As in any market you can sometimes get a deal from someone needing to move a home quick. This is especially true in early winter as the lake market slows down until March.

If you have been waiting to buy that waterfront home, lakeview home, golf course home at the lake, or a residential retirement home in Grove or the Grand Lake area why wait longer. Today is the first day of the rest of your life. Live, enjoy every day. I would never encourage buying more home than you can afford or going too far into debt for a second home but I would also say part of our nation’s economic problems stem from going from one extreme to another.
