The new Shangri La Country Club on Grand Lake’s Monkey Island continues to work tirelessly with the new golf course improvements and the construction of the new Club House. The two new holes to replace the two being vacated for the new Club House are nearly finished. (see picture above) Tree trimmers have worked for days shaping the trees on the golf course. Grand Lake real estate sales have been picking up slowly but surely. Sales prices vs list prices are still all over the board but if a property is priced on the market correctly, the sales price will be 90+% of the list price. There are properties listed way over the value in the peak year of 2007 and they either do not sell or the list price is discounted to get to a real price. Fire sales like you read about in Nevada or Florida are not seen on Grand Lake. Prices even at the peak in 2007 did not skyrocket here as did Nevada and Florida.

We had three properties go under contract yesterday, which is a great day for us. The first is a luxury Grand Lake waterfront home priced in the $750,000-1,000,000 catagory. The home is not closed yet so I will not disclose the selling price but the home went under contract for more than it did one year ago by several thousand dollars. The next home in the $150,000-175,000 price range also sold for a few thousand dollars more than one year ago. The year ago sale was after the home had been on the market over a year with a highly inflated asking price and the home did not sell until price got right. This time the home sold in 43 days. The main difference is the home was priced right this time and the current owners had shined up a few spots in home to make it show better, decluttered the home, and brightened the rooms with lighter colored paint. It is unusual for a home to go back on the market in such a short time but for family reasons the two homes just wrote about did.

The third home yesterday was a fixer upper in the less than $50,000 catagory that was on the market less than a week.

One of the agents in our RE/MAX Grand Lake office had an unusual experience last Friday, Saturday, and Sunday. He had three different home buyers come on the three different days and all three picked out homes and bid them at 65-68% of list price. The homes were not priced sky high. The result, all three sellers merely laughed at the bids and did not respond. They told the listing realtor to pass the word to the buyers that when they got serious they would talk to them. The moral of this story is, do your homework on the market. Your real estate agent can give you comp sales in the area for the home you wish to make an offer on. Use this information and bid the market. If a home is grossly overpriced bid accordingly, if it is priced right be happy you can get a nice home priced right without a lot of hassle.

A large new development project for Grove, OK on the shores of beautiful Grand Lake was just announced. Integris Health has sold the now closed former hospital on main street in Grove to Wheeler Development. The new retail center will be called Har-Ber Pointe. The development company has also purchased additional adjoining land. The anchor of the new center will be a major grocery store, which company remains to be announced but the rumor mill has a new Harps or Reasors going into this spot. There will be other free standing buildings for food service, retail, and perhaps a bank. This is a huge new development for Grove, OK and will drastically change the main street. The additional new space will bring new shopping opportunities and increased sales tax dollars to Grove.

Wheeler Development is owned by Wheeler Interests Inc. based in Virginia Beach, VA. The Wheeler family involves two brothers as principals who grew up in the Tulsa, OK area. They established a NE OK office just a few years ago and have done several retail development projects in the Tulsa area. In Grove, the company owns Liberty Storage and has another large storage facility in Disney, OK. A press release says the company has developed, managed and leased over 3 million square feet of commercial space from New York to Florida to Texas and Oklahoma.

Integris Health moved into their new 58 million dollar hospital just a few blocks east of the old facility in late January, 2010. Grove is truly on the move now with the new hospital, a new doctors private practice building, new denist office, an eye doctor’s office, and a new home furnishings/pharmacy building being worked on now. The new retail center will be about a year from start of construction with time needed for plans and tearing down the old structures.

If you have been looking for a retirement community in a growing but still small and close knit community, you owe it to yourself to visit Grove, OK on Grand Lake. Grand Lake offers many recreational activities, is a draw for grown kids and grandkids to want to flock to for vacations and holidays, has many fine civic clubs and churches. The spring real estate market in NE OK is starting to come alive. The Grand Lake MLS sales numbers are not out yet but today the Tulsa World newspaper reported the home sales numbers for March in the greater Tulsa, OK area. They report 934 homes sold in March, up 58% from February and up 4% from March 2009. The average sales price for March was $151,917 compared to $151,666 in March 2009. The federal home buyer tax credits appear to be driving some activity but we also think that people in general feel better about their economic status and are ready to get on with their life whether that means a new retirement waterfront home on Grand Lake or a nice golf and lake home at Grand Lake. We also are seeing families and individuals looking for that perfect residential home. The tax credit is great but to put in true nature of it, it is just a small per cent of the price of a home and does not really determine whether you can buy this home or that home. It just is a good incentive to get out and get in the market. It is also good to note that the average sales price is slightly higher and certainly not going down.

What does all this mean? We think that if you are looking for a good deal on a home in the Grand Lake area that it is not time to tarry. Spec builders are not back yet, the inventory is getting picked over slowly buy surely. There are still some deals to be had but we expect them to become fewer and fewer as current inventory is sold off without new spec homes being built. Another good reason to buy now is to get in on the great interest rates currently available. We all know that rates have only one way to go and that is up.
