The Shangri La Resort last known as The Peninsula on Monkey Island at Grand Lake has a new owner and new very viable plans to restore the resort to a great attraction once again. This time the economics will not permit a new hotel but a new club house with dining room, fittness area, and social area will be built and the course will be restored to A-1 condition. Work is scheduled to start soon. There is also a narrow window to join or rejoin the Club without an entrance fee.  Monkey Island and all of the Grand Lake area residents are extremely grateful for Mr. Eddie Gibbs taking the helm of this fine Club. Grand Lake in NE Oklahoma is far from quiet. You certainly cannot tell a recession is going on driving down the highway. This morning driving from my home on Monkey Island to Grove I did not get 2 miles till I saw a half dozen dump trucks hauling asphalt to the new Grandview Landing gated community. There is a new home nearing completion that will be well over a million. The lots sell for $400,000 and as the name says they have a grand view.

On down the road by Tera Miranda Resort is a new 120 unit rental project made up of 60 duplexes with each having a two car garage. The complex will have a pool and exercise facility. This project started less than a month ago and everyday when I go by it is a buzz of activity with probably 30 slabs in and the frame work up on these first slabs. The main building is fully framed and ready for roofing. Each day you can see 4-5 cement trucks and a pumper truck pouring more slabs and framers putting up sticks everywhere. I have never seen a project start out this fast. From what I understand, the homes will be 2 and 3 bedroom and rents while not finalized will be in a projected range of $900-1100 month.

I go over to Grove and get into the new 5 lane highway project that is about 4 miles long. It is progressing very nice with crub and guttering being installed on one side now. Hopefully asphalt will be going down on this project soon. Out my window at RE/MAX Grand Lake I can see the now finished new concrete barriers on each side of the bridge going over Honey Creek on Highway 59/10.  

I drive south of town to Lakeroad 6 and going down it see Kirby Lane’s new home going up. The roofers are installing tile roof on it now. It looks like it will be a very pretty home. On further out to toward the end of Lakeroad 6 the new additions are looking good. The Preserve in this area is a new gated community. Only one home is started at this time but several lots have been sold. Oakhill Estates by Quinton Dodd of Doddco Construction has sold all but one interior lot. J & D Realty have a new spec house in this area ready for new owners. This home includes an optional buy on a 30′ slip in a closeby community dock. The Fairstone Beach addition next is sold out on the waterfront with two new homes just finished and occupied by new owners. There are two waterview lots left here that we have listed for sale. On down this street is a re-sale home on the waterfront and a new spec home on the waterfront by Doddco Construction that is very nice. At nearly the end of this road, Aaron Hughes has a new waterfront home listed for sale with an ocean like view. This area has all developed in the past three years and all homes are upscale.

There has been a buzz of activity in the lake area this summer. I recently was visiting with the owner of a lake area convenience store and he told me his business was up about 10% this year over last and this is with several prices less than last year’s inflated prices because of higher energy cost.

Yes, Oklahoma has people without jobs and we feel their pain. However there are many others working with their financial house in order. Our country needs people spending within their means. For many years many were over extended on credit. We do not condone this but if your financial house is in order, we need spending to get the country rolling again. You can do your part, get out and enjoy life and if a new retirement home or second home at the lake is in your plans now is a good time to get a deal.

Recently, I wrote of The Chateaus on Monkey Island, a gated luxury home community on Grand Lake. I want to follow up today with another luxury home gated community on Grand Lake in NE Oklahoma. The Points is located on South Grand Lake just east and south of Ketchum, OK. Once inside the gated community you will follow a winding road lined with beautiful trees and grass fields toward the lake. This paved road will be about a mile in length and will get you in “lake time” mood, just let your troubles stay beyond the gate and enjoy life in a slower paced way. You will choose your side road to the lake and suddenly see a small row on each street of very upscale luxury homes, all with spectacular lake views on large lots with large oak and other trees.

These homes will be priced from just under one million to about two million five hundred thousand dollars when one comes for sale once in a great while. There are also some nice building lots available to build your own custom home on. This area is true luxury in a Grand Lake way.

If I were looking at luxury homes today on Grand Lake, I would have to look in The Points. I would also look in The Chateaus on Monkey Island, Patricia Island Estates in Grove, and The Coves, again on South Grand Lake. All are gated except for Patricia Island Estates. You can live full time and enjoy Grand Lake to the fullest or use your large luxury home for the family gathering place for holidays and vacations.

They golf,  swim in the lake, enjoy dining together, catching up on all that is going on in each others lives, and just relaxing. It is truly the family vacation spot. I thought is was just terrific when I saw my 91 year old neighbor had traded in the old golf cart for a shiney new red one before the family arrived last week.

The Chateaus on Monkey Island on Grand Lake in beautiful Northeast Oklahoma have been known for years as the elite gated community on Grand Lake. The Grand Lake real estate market as well as all NE Oklahoma market is holding well. This area never saw the straight up in prices as California, Nevada, Florida, and many other states did. Our market is certainly not robost but people are buying homes and prices are steady to slightly higher. The Tulsa World newspaper reported the Tulsa home market sales this week and total volume of sales and pending sales were down slightly from last year but median and average prices were up slightly. We see many people come into the market expecting to “steal” something. This is just not happening, once in awhile you find a forced sale that will be somewhat under market, but by and large you just look for value. We still see homes priced $50,000 or more above their actual value and when they finally sell they usually get to true value. Some see these sales as “fire sales” but in realty they are just overpriced to begin with and came to the market.

In our Re/Max Grand Lake office we try to price close to actual value using comp sales and our own market judgement. Most remax sales end up at about 95% of list price. This gives the buyer a good feeling and seller gets home value, a win/win for both buyer and seller.

If you have put off buying a home, why wait further? Interest rates cannot stay at the lows they are now, there is a nice selection of homes available, and if you have not owned a home within the past 3 years you may be elgible for an $8000 tax credit. Today is Friday, May 29, 2009. The weather is just great and forecast to be wonderful all weekend. Every weekend on Grand Lake for next several weeks there will be something going on to enjoy in addition to the water sports such as BBQ’s to enjoy or BBQ cookoffs, Indian Pow Wows, Golf, Music Fesitivals, Country Fever in Pryor.  One of my favorites, Asleep at the Wheel will be performing live at the Royal Bay Yacht Club for a dinner/show Friday June 5.
