The stats for 2009 are in and once again RE/MAX Grand Lake is the leader in the Grand Lake Market in sales. RE/MAX Grand Lake had 31,010,085 dollars in sales. The next closest office sold 23,511,644 dollars in sales. Average sales per agent were higher at RE/MAX Grand Lake also. The average was 2.4 million per agent with the next closest office average at 1.67 million dollars. Other office averages were 1.45 million, 1.33 million, 1.38 million, 1.05 million, .99 million and .715 million per agent.

Today’s Tulsa World, 12-11-09, had another article on residential real estate market in our country. It quoted Local Market Monitor, a real estate service based in Cary, NC. They put the Tulsa housing market in the top 19 metro areas of the nation for best performing real estate markets. Oklahoma City, Wichita, and Dallas were also mentioned. The article also states a quote from a local realtor who echos what we have been saying for months. The quote said we never saw the huge price increase in homes so there is nothing to bust. Home prices could fluctuate up and down by 1% over near term.

Worst performing cities named in article are Las Vegas, Orlando, Miami, Florida, Portland, Oregon, and Phoenix. These are the same cities listed in past articles as having the most housing problems.

The midwest area as stated above with Tulsa, Oklahome City, Dallas, and Wichita have the most stable prices of homes in the nation. The Grand Lake area follows this same trend with stable home prices. As in any market you can sometimes get a deal from someone needing to move a home quick. This is especially true in early winter as the lake market slows down until March.

This week the Tulsa World newspaper reported sales for the Tulsa MLS. The report showed:

The report would lead one to think that maybe more first time buyer homes dropped the average price. It does report very favorable numbers compared to last year and would lead one to believe that Oklahoma will not see a housing slump in a major way nor a price drop.

The Grand Lake, NE Oklahoma MLS numbers I do not have up to date but our market is similiar to Tulsa market. We have seen some pickup in interest in the last 2-3 weeks in both residential homes and waterfront homes.

My take on Grand Lake real estate market is now is the time to buy if you are thinking of buying in the next year. Inventory of new homes is dwindling and in a normal year the fall is the best time of year to buy a home. Many sellers do not want to carry their property over to the spring seasonal market and you might just get a deal now.

You can read all the gloom and doom you want on the nation’s real estate market and you can choose to be part of the gloom if you want. However many in the Northeast Oklahoma/Grand Lake area are choosing to live life, be prudent and conservative in their dealing, and go forward. I just checked the NE Oklahoma MLS numbers for contracts pending. As of today, June 30, 2009, 100 contracts are pending in MLS area of Grand Lake and Northeast Oklahoma. Since April 1, 2009 there have been 220 real estate deals closed. I don’t have the information on how that compares to last year, but in this small market these are good solid numbers for both closings and pending contracts.

People who buy in our market have always been conservatrive and not bought more than they could afford nor gotton silly in their bidding prices. Prices did not skyrocket like California, Nevada, Florida and other states whose real estate prices have tanked. You could and still can buy value in NE Oklahoma and the Grand Lake area real estate market. True, there are some homes overpriced and when they finnally sell, they will bring a $100,000 less than asking price. However, homes or land priced right, will sell within 5-7% of asking price.

The Grand Lake real estate market as well as all NE Oklahoma market is holding well. This area never saw the straight up in prices as California, Nevada, Florida, and many other states did. Our market is certainly not robost but people are buying homes and prices are steady to slightly higher. The Tulsa World newspaper reported the Tulsa home market sales this week and total volume of sales and pending sales were down slightly from last year but median and average prices were up slightly. We see many people come into the market expecting to “steal” something. This is just not happening, once in awhile you find a forced sale that will be somewhat under market, but by and large you just look for value. We still see homes priced $50,000 or more above their actual value and when they finally sell they usually get to true value. Some see these sales as “fire sales” but in realty they are just overpriced to begin with and came to the market.

In our Re/Max Grand Lake office we try to price close to actual value using comp sales and our own market judgement. Most remax sales end up at about 95% of list price. This gives the buyer a good feeling and seller gets home value, a win/win for both buyer and seller.

If you have put off buying a home, why wait further? Interest rates cannot stay at the lows they are now, there is a nice selection of homes available, and if you have not owned a home within the past 3 years you may be elgible for an $8000 tax credit. Home ownership when looked at over any 5-10 year period is a good deal financially and it is just a good feeling to own your own home.
